The Leetham House Community Group, known by most residents as the LHCG, focuses on bringing together the community by organising social events and, perhaps more importantly, representing leaseholders and residents in following up and addressing issues raised with Watson, the Hungate estate's managing agent.

The purpose of our website is to share information with leaseholders and residents, whether it's about social events, the status of open issues, help in the form of an FAQ or recommendations for local tradespeople.

The Leetham House Community Group (LHCG) is a Recognised Tenants' Association (RTA), defined by The Leaseholder Advisory Service as "one where the members have come together to represent their common interests so that the association can act on the tenants’ behalf, and which has been recognised for the purposes of section 29 of the Landlord and Tenant Act 1985". On behalf of the landlord, the association has been recognised by notice in writing from the landlord's managing agent to the secretary. Further, the role of a tenants association is described by The Leaseholder Association as being "to represent member’s common interests and the objectives of an association may include:

  • To improve communication with the landlord or manager.
  • To ensure that residents are kept informed and consulted.
  • To preserve amenities or services enjoyed by leaseholders.
  • To ensure the rights set out in the lease and the legislation are maintained.
  • To help resolve any disputes with the landlord or other parties in a conciliatory manner."

For the avoidance of doubt, in the context of an RTA, to be a "Full Member" of the LHCG you must be a leaseholder (including joint leaseholders, spouses and civil partners), resident or otherwise. Any leaseholder who is signed up to the LHCG's "leaseholder" mailing list is automatically considered to be a "Full Member".

However, one of the functions of an RTA is also to keep all residents informed, and also to build a harmonious community through social events and organised activities. As such, any subtenant who is signed up to the LHCG's "resident" mailing list is automatically considered to be an "Associate Member". When signing up to either of our mailing lists, all residents are also given the option to join our WhatsApp group, "LHCG".

In order to remain an RTA, only Full Members (i.e. leaseholders) can be elected onto the Committee and, according to our Constitution & Rules, a new Committee must be elected every two years.

Any Full Member can put themselves forward for election. During its mandate period, the elected Committee may also co-opt additional committee members (e.g. to fill a vacancy), but they would not have any voting rights. Only elected committee members are eligible to vote on the Committee.

The Committee may, if there is a particular issue to discuss, invite interested parties to attend committee meetings, while Full Members may request to observe at any time.

Our current Committee were duly elected by Full Members at the LHCG's 2nd AGM on the 16th November 2023.

Since being formed in October 2021, the LHCG has been funded by volunteers, fundraising at social events or generous donations from well-wishers. We have our own Treasurer and and bank account to ensure that all funds are accounted for.
