It has now been a good few years since Leetham House was built, so there are always new residents moving in and, as things in our apartments get older they may need to be fixed or even replaced. The purpose of this FAQ is to answer the common questions that we hear from residents, especially new residents who are often not told by estate agents how things work.

If you are experiencing anti-social behaviour from any of your neighbours, you should report it to Watson on 0845 458 1228. There are certain rules that all of us must follow, such as no-one should be making any noise between the hours of 11:00pm and 8:00am, or even during the day if it is disturbing your neighbours.

If you are experiencing anti-social behaviour from anyone outside Leetham House, we would encourage you to send an email to the North Yorkshire Police at: info@northyorkshire-pfcc.gov.uk.
The electricity meters are all stored in a central room on the ground floor of each core. However, unfortunately it's always kept locked, so Watson send a list of meter readings out to all leaseholders each month. If you don't receive these, or you need a one-off reading (e.g. you are moving out), you will need to contact our Managing Agent, Watson.
The bathroom fittings, including the mirrors, were installed by a company called Utopia Bathrooms. Their address is Springvale Ave, Wolverhampton, Bilston, WV14 0QL. Their telephone number is 01902 406 402. 
With the cost of electricity increasing, one way to save on your usage is to adjust the temperature on your hot water cylinder. We have been told by some residents that the temperatures of their lower and/or upper tanks in their hot water cylinders were set to 70 degrees!

According the Health and Safety Executive website, there is a risk of Legionnaires' disease if the temperature is set too low. However, they recommend that "Hot water should be stored at least at 60°C and distributed so that it reaches a temperature of 50°C (55°C in healthcare premises) within one minute at the outlets."

We have been told by some residents that their service engineer recommended the temperature be changed to somewhere between 50°C and 60°C, and they have subsequently seen a noticeable reduction in their electricity usage.

Although we would not recommend that you change the temperatures yourself, for health & safety reasons, you may want to ask the engineer the next time your hot water cylinder is serviced.
Most, if not all, of the windows in Leetham House apartments have a latch preventing them from opening wider. However, they can be easily opened using a key. The following YouTube video is very helpful.

A number of residents have had problems with their toilet when the cistern doesn't seem to fill properly and is constantly dripping. Some have also noticed a small, but constant flow of water into the toilet bowl.

In most cases, the problem has been caused by a limescale build up around the washer at the bottom of the cistern which fits around the pipe into the toilet. According to a plumber, the limescale causes the washer to raise and the water to drip into the toilet, which then causes the cistern to keep filling up, albeit very slowly.

Although you can take the panel off yourself, it may be very difficult to reach into the cistern. You may need a plumber to take out the cistern to replace the washer. There are some recommendations on our Tradespeople page.
Unfortunately, parking spaces are bought together with the apartment, so if your apartment does not have one it may be difficult to get. However, you could try contacting our Managing Agent, Watson
According to our Managing Agent, Watson, you should not receive a PCN if you have displayed a permit, filled in correctly and it is legible. If you are unsure about how to fill the permit in, we recommend you look for the most recent Watson notice, which are published on this website.

If you feel that the PCN was issued to you unfairly, we would advise you to contact our Managing Agent, Watson.

Our Managing Agent, Watson has advised that you should contact the parking management company, BaySentry Solutions, directly. Their telephone number is 0333 533 4540.

Watson has also advised that you take a photo of the car, including its registration plate, and send it to BaySentry Solutions. However, in accordance with our website policy, we don't publish email addresses, so if you need the email address please contact us or, for a quicker response, register to our WhatsApp group and ask the question on there.

If a car parks in your parking space outside working hours, and you cannot contact BaySentry Solutions, Watson has advised that you may temporarily park in one of the bays numbered 175 to 178. However, you must remember to send an email to BaySentry Solutions, otherwise you will receive a Parking Charge Notice (PCN).



Several leaseholders have told us that they have received letters from Homeground, who are our immediate landlord's (i.e. Adriatic Land 7 Ltd.'s) agent. According to leaseholders, they have been told that they must register every tenancy agreement for a fee of £75.

Although we would recommend that leaseholders seek advice from their own solicitor, as we are not qualified to advise, paragraph 5.5 of our lease does appear to require leaseholders to register all sublets within four weeks. You can register using the following link:

If you have any large bulky items, such a furniture, or electrical equipment, you can take them to the Hazel Court Household Waste Recycling Centre. They should not be left in the car park or refuse stores.
Christmas trees can be taken to the Hazel Court Household Waste Recycling Centre for recycling. They should not be left in the refuse stores.
